Ejari — Arabic for “my rent” — is the UAE’s mandatory rental contract registration system operated by the Real Estate Regulatory Authority (RERA) in Dubai. Every residential and commercial tenancy contract in Dubai must be registered through Ejari. Here’s everything you need to know in 2026.

Why Is Ejari Mandatory?

Ejari protects both tenants and landlords by creating a legally recognized record of every tenancy agreement. It is also a prerequisite for:

  • Obtaining or renewing a trade license (for businesses)
  • Connecting DEWA (electricity and water)
  • Applying for residency or employment visas
  • Filing a rent dispute with the Rental Dispute Settlement Centre
  • Applying for Dubai Municipality approvals

Documents Required for Ejari Registration

  • Original signed tenancy contract
  • Landlord’s title deed (property ownership certificate)
  • Landlord’s passport copy
  • Tenant’s passport and Emirates ID
  • Trade license (for commercial properties)
  • Previous Ejari certificate (for renewals)

Ejari Registration Process

There are two ways to register your Ejari:

Option A: Self-Service (Dubai REST App / Ejari portal) — Takes 1–3 business days. Suitable if all your documents are in order.

Option B: Through a Registered Typing Centre / PRO — Same-day or next-day processing. Your PRO handles document verification, submission, and certificate delivery. This is the most hassle-free method for businesses managing multiple units or renewals.
